Regional Property Manager – Retail Business

The Client:

My Client is one of the UK’s leading retailers and has a substantial property portfolio comprising of numerous retail stores, mixed use schemes, offices, warehouses & distribution centres. They are looking for a Regional Estates Surveyor and in an increasingly challenging market place, this is a fantastic opportunity to join a property team that is really going from strength to strength.

The Role:

· Manage all types of property interests within a defined geographical region, including freehold and leasehold stores plus development sites and investment property

· Identify opportunities to maximise income and minimise costs across the whole portfolio and liaise with external consultants i.e. solicitors, managing agents, highway planners

· Knowledge of rent review and lease renewal process and lettings of vacant space

· Manage lease assignments, licence for alterations, dilapidations

· Set budgets and have sound understanding of P&L accounts

· Liaise with Finance dept including credit control, accounts payable

· Liaise with Acquisitions dept on new store developments and extensions

· Approve rents/service charge/insurance demands, payment plans

· Responsibility to ensure Horizon property database is accurate

What we’re looking for:

You must be able to think quickly and act appropriately to solve issues as and when they arise. Attention to detail is important as well as the ability to think laterally. This person should have the ability and confidence to challenge existing processes and promote new ideas, as well as being a good communicator and team player. Ideally you will be RICS qualified.
